In addition to being a Realtor, Jules is an architectural draftsman and contractor. he has spent over 30 years helping people improve their homes. Laurel started her formal career as a geriatric nurse. She took courses in business and advertising, then moved into the real estate business. For over 20 years, she has been helping people buy and sell homes in Winnipeg. Over time Jules and Laurel came to recognize that many seniors did not have the resources  to manage moving from their family homes into condos, life leases, or assisted living facilities. Many senior clients did not know how to facilitate home repairs, reducing their belongings, and staging their homes. Jules and Laurel have helped many seniors in all of these areas, and have found that there needed to be an accessible resource for seniors and their families to help coordinate all facets of this life changing move. Winnipeg Senior Housing Authority was formed to be this resource to seniors and their families, to make the change with more guidance and less anxiety. Let us help you "make the move".

STEPS TO SELLING YOUR HOME

1. ASSESSMENT:  Our agents come in and inspect your home. We determine what needs to be done to ensure that you get the most money possible. We will go through all levels of your home,  your garage, your outbuildings and your yard.

2. CONSIDERATION: Once we have assessed your property, our agent will sit down with you to discuss what we have  seen and determined to be necessary to get your home ready for sale. This could range from emptying sheds and garages to replacing flooring, kitchen repairs, painting and more. We discuss cost for each of these things. Together we make a plan with you that you are comfortable with and meets your needs. We also take into consideration your timeline for moving into your next home.

3. IMPLEMENTATION: The appropriate members of our team come in to complete the various tasks that you have agreed to.  Some may be done by our team, others may be contracted out to other trusted sources. Every step of the way, we will be assessing and re-assessing the plan, making modifications if necessary. If anything in your new housing plan changes, we can make changes to the plan with your current home. In addition, sometimes there will be changes to the plan with your current home. This could be due to scheduling issues with the trades, supply issues, or changes in market conditions. We will always work with you to get back on track to ensure your move goes as smoothly as possible. Then, you may have had your furniture moved around in ways that appeal to today's buyers, or you may have had some or all of your rooms staged.

4. THE SALE: Your home has been spruced up to look its' best. Repairs and staging may have been done. Now you are ready to go on the market. Our team will help you create a schedule for showings that works for you. It is always recommended that you leave your home during showing times. This allows the buyer to speak freely to their agents without worry of being overheard. It is difficult for buyers to envision the home as their own if you are present. We do, however, realize that isn't always possible. If you have mobility issues or need a driver to accomodate leaving the home, there may be occasions when you just cannot leave. We understand that. We will develop a plan with you for those times when you cannot leave. 

We have several plans for how we market your home. We will review these with you and you can choose which plan is best for you. When offers come in, our agent will review the offers with you. You can choose to accept any or none of them. Once you accept an offer, several things could happen. 

5. THE OFFERS: If the offer is unconditional, the deal is considered final and you prepare to move. If the offer is conditional, we must wait until the purchaser has finalized the conditions. We will explain these conditions to you and what your obligations might be to have the deal finalize. Once all conditions are removed, the deal is considered final. When the deal is final, all paperwork will be forwarded to the lawyer of you choice. You will meet with the lawyer to sign final paperwork and you will need to prepare to vacate your home by the possession date. On the date and time of possession, you must have ALL of your belongings out of the home. If there are any belongings that you no longer want, we may be able accomodate their removal.
